What do we do?

 

We are in the property development business - we look for good quality sites that we can buy at the right price, we add value through development and then sell for the right price - a simple and well proven model.  What makes us different is in two respects - a great track record of profitable projects and an innovative funding model.

 

ImageOur niche is looking for landmark or listed properties, or projects in conservation areas, usualy in market towns. We have also completed a number of conversions of other sensitive properties such as Chapels or where there is a wildlife conservation constraint.  These often present us with technical and legal challenges but we have a  track record of dealing with local authorities and neighbours to find a pragmatic and agreeable way forward.

Wrekin House, Wellington

Chart has acquired the freehold to a landmark building in the centre of the historic market town of Wellington, Shropshire.

We have engaged a local specialist architect (David Humphreys Limited) with a brief to achieve 10 self contained flats in the space above the retail unit. The plan will introduce a mezzanine floor to split the top floor into two levels – with a design that will be invisible from the street level. The flats will be a mix of 1 and 2 bedroom flats, fitted to a high standard. The Planning Aplication has now been submitted.

Linley Green Chapel

Linley Green Chapel - Purchased from the Church Commissioners in August 2007, Linley Green Chapel is set in the heart of the beautiful Worcestershire countryside.  Although it is in a rural setting, it is just a few miles from the market town of Bromsgrove and the M50.

Marthas Buildings

Marthas Buildings are situated on Old Street and 3 minutes walk from Old Street Tube Station, the building was purchased as a part completed shell.  The area is close to Moorfield Eye Hospital and there has been considerable development and regeneration work.  As an example, one of the London orchestras received lottery funding to completely refurbish a local church for rehearsals. The mews yard behind Marthas has been redeveloped with offices and a restaurant.

Victoria Road, Uxbridge

This site in Uxbridge is 5 minutes walk from the town centre, the tube and bus stations.  It is a corner plot and former garden of an end-of-terrace house. There is no planning consent at this stage. Through a joint venture with Add Cubit Ltd (the freeholder), Chart will seek planning consent for the site and will develop small residential units. The project is still in its embryonic stage and we anticipate around 6-12 months of elapsed time before we can start any development.
